Hola, yo también soy nuevo y sé que estos foros son en ingles, pero como comprador de una propiedad en Saidia es la unica alternativa que he encontrado ante la ausencia de foros en español.

Somos varios propietarios en Madrid de apartamentos en la parcela Magum y estamos buscando compartir informacion, ya que nos han dicho que la entrega se va a producir en breve, posiblemente antes de junio.

Es muy dificil obtener información, pero la última vez que conseguimos hablar con Fadesa a finales de marzo nos dijeron que estaban pendientes de la licencia de ocupación y que lo mas problable es que se entreguen liberadas de uso hotelero, porque no han llegado a un acuerdo de explotación con ninguna cadena de hoteles. Eso significa que los propietarios no vamos a obtener la rentabilidad del 2 % y también que además tendremos que pagar los gastos de comunidad y mantenimiento.
Aunque tambien significa que tendremos libertad para alquilarlos en los terminos que permita el mercado.

Tenemos previsto viajar a Saidia la primera semana de mayo para obtener mas información in situ y ver, antes de firmar la escritura, el estado de las obras y la dotación de los apartamentos.

Tambien quiero ver el estado de los campos de golf y zona comercial, así como el puerto, a ver si han comenzado las obras de ampliación, ya que también hemos invertido en amarres y no sabemos como va a afectar que se amplie en casi el doble el número de amarres.

Sobre el viaje vamos a repetir el que hicimos la última vez hace mas de un año. Avión desde Madrid a Melilla. Que hay vuelo todos los días y tarda una hora. Hemos descartado ir vía Oujda porque los pocos vuelos directos son muy caros y la mayoria duran hasta 8 horas y hacen otras escalas. Una vez en Melilla vamos en taxi a la frontera y para evitar largas colas en coche, la pasamos andando. Un vez pasada la frontera se negocia el precio con un taxi marroquí, (aquella vez por 60 € lo tuvimos todo el día, visitando saidia y las obras y por la tarde nos llevó de nuevo a la frontera).

Si alguien esta interesado puedo aprovechar mi viaje para hacer fotos de su apartamento y facilitarselas a mi regreso, para lo cual deberá contactar e indicar la zona que le interesa.

Hello, I also am new and know that these forums are in ingles, but like buyer of a property in Saidia it is the alternative unica that I have found before the absence of forums in Spanish. We are several proprietors in Madrid of apartments in the Magum parcel and are looking for to share information, since they have said to us that the delivery is going away to produce shortly, possibly before June. He is very dificil to obtain data, but the last time which we were able to speak with Fadesa at the end of March they said that they were pending of the occupation license and that but the problable thing it is that they are given released of hotel use, because they have not reached an agreement of operation with any chain of hotels. That means that the proprietors we are not going to also obtain the yield of 2 % and that in addition we will have to pay to the expenses of community and maintenance. Although also it means that we will have freedom to rent them in the terminos that the market allows. We have predicted to travel to Saidia the first week of May to obtain but information in situ and to see, before signing the writing, the state of works and the dowry of the apartments. Also I want to see the state of the golf courses and commercial zone, as well as the port, to see if the extension works have begun, since also we have invested in moorings and we do not know as it is going to almost affect that amplie in the double the number of moorings. On the trip we are going to repeat the one that we did the last time does but of a year. Airplane from Madrid to Melilla. That there is flight every day and it takes one hour. We have discarded to go via Oujda because the few direct flights are very expensive and mayoria lasts up to 8 hours and makes other scales. Once in Melilla we go in taxi to the border and to avoid long tails in car, we passed it walking. A last time the border negotiates the price with a Moroccan taxi, (that time by 60? we had all the day, visiting saidia and the works and in the evening took again to the border). If somebody this interested I can take advantage of my trip to make photos of its apartment and to facilitate them to it to my return, for which it will have to contact and to indicate the zone that interests to him.

Fadesa / Adoha have now confirmed that purchasers of Magnum (RT1) will have to pay an addittional 6% VAT on the final 60% balance payment.

There are many irrate purchasers on the eye on worldwide forum who are taking collective action by refusing to complete until this decision is reversed.

It has been advised on the eye forum that all purchasers should send individual e-mails to Pascal Bosson of Fadesa to state they do not accept this VAT decisdion and intend to take collective action with other purchasers.
