Info from Saffron Villas (13/11/2006)

Sectors 1,2 & 3 on this resort now has full written planning consent, they are only awaiting for the beach sector planning consent to come through.

Saffron Villas has an exclusive resort right next door to Les Palmiers called Sunset Beach with frontline beach appts released on Phase one: prices for the two bed appts start at £62,000 in the garden sector and £99,000 in the beach sector.

Info from Sunset Beach brochure:

'Several plans have been submitted for approval for resorts in this area, the first of these was Les Palmiers de Casablanca, which has now SOLD OUT in the three sectors that were released.'

I have spoken today with Property Logic and they DO NOT yet have full planning permission. Have Saffon simply got their wires crossed?

As above, ONLY sectors 1,2 and 3 have planning consent, the beach sector has yet to get the planning consent, so technically NO, they haven't yet got a FULL planning permission.

They do not yet have planning permission for Sectors 1, 2 or 3 and that is official from PL today.

Hi popcorn, I have been informed by those who have spoken to Andy Welland of PropertyShowrooms that they have got confirmation from PL that, like you said, they haven't got planning permission as yet. So I haven't got the faintest idea why Saffron Villas had sent out emails informing all of us to the contrary? Will try to find out from Saffron tomorrow, and will get back to you.

I have got confirmation today from Saffron Villas that planning consent has been agreed for sector 1,2 and 3, whereby no further changes will occur. They are now only awaiting for the beach sector to get the planning approval before the FULL planning permission is released, as the planning permision covers the whole site and not to each sector individually. This information is said to have come straight from the horse's mouth (Sean of PL).

New resort called Sunset Beach is being developed in close proximity of the Les Palmiers site, lowest price there for a 2bed apartment are £63k, so i presuming when permissions etc are granted in FULL on Les Palmiers the cheapest price for an apartment will be near that mark? anyone any views on this?

Also has anyone heard any further news?

I haven't heard anything further other than Sunset Beach will now only be 2 storeys(ground and first). It seems strange then that LPDC have full permission to build higher!

I heard that the garden sector is only going ground and penthouse, so 2 storey affectively, but that beach sector is 4 story same as LPDC....

Can't believe that within a 2 week period prices have gone from 160k penthouse to 175k in sector 5..... how long will this kind of rise continue.. it can't be sustainable.. can it???

You mention the Garden sector will only be ground / penthouse & beach sector will be 4 storey, shouldnt this be the other way around..., i was under the impression the beach sector would be low level so those who purchase on sectors behind the beach sector may also get a decent view especially if purchasing a penthouse, maybe worth questionning?

As for prices i didnt realise they were increasing that much!, suppose its good for those who reserve early but i cant see them increasing at the same rate... increase when building work commences is usually the norm or what all permissions are in place.

Yes it is strange that the Garden Sector will be obscured by the 4 storey Beach Sector.... have double checked and that is how it is planned out. I still can't get over the price rise, can't imagine it leaves much scope for those wanting to sell on sooner rather than later, but if you're in for the long haul then I guess not so important.

I've received notification, as I'm sure most people would have, that the Les Palmier de Casablanca project will no longer go ahead as planned due to planning complication.

Is anyone tranferring over to Sunset Beach?
