I've had feedback from a couple of owners of golf villas, so I know I'm not alone in this. The new villas are infinitely superior in terms of location, design, price, amenities and size. Tthe villas are almost a third bigger and a much more interesting design, even the pool is bigger and better. How can PL produce all this for less than the golf villas were selling for (especially on phase 3)?

Disappointed but not angry, We knew we were buying a location that was detached from the main seafront and I invested mainly to attract golfing baby boomers, I firmly believe they like peace and quiet. Having said that, I still feel let down by PL that they seem to be offering better designs now at similar monies. Does anyone have comparable costs for 3bed detached villas vvt6 versus vvt8.

Having now taken a look at the plot plan, I am very glad I got my Lavendel for 168k on vvt8. VVT6 look to be spaced like a council estate and do not appeal to me in the slightest. In addition we must remember that all LJDF facilities are open to all householders. VVT6 are a better design IMHO but Golf course detached properties will be attracting the people I am looking for. VVT6 very good investment though for a semi house looking to get lots of cheaper rentals. Horses for courses

I am not happy about this either. I am very glad we have the group as i believe we ought to stick together and for those who want to swap over PL should do this for us with no penalties or charges. I am seriously thinking about taking legal advice and simply walking away - we have already had the rental restriction problems where if PL had some foresight they could have simply explained things to us beforehand. So this is the second problem to occur and we haven't even started the build yet - it just makes me think that there are going to be many more problems in the future - do we really want all this hassle?

So much for exclusivity. If all the facilities are open to everyone, how on earth will the security work on this? People will be able to stay in a cheap Fadesa and use the facilities of LJDF? I don't think all the plots are going to be completely gated/secure? I don't think this has been thought through properly at all.

Jonkers - please let us know if you get some legal advice on all this. I've now been told by 2 different agents that selling VVT 8 golf villas at the moment will be very difficult as the VVT6 plots are being seen as such better value and because of all the controversy there has been.

I have been very unhappy about the VVT6 villas and how much better value they are compared with the VVT8 villas. I have been quite negative and after having spoken with Property Logic, I am much happier and hereby publicly apologise for my negativity as I now believe that they are dealing with this very fairly.

More importantly, I have been emailed about the upgraded clubhouse facilities which are comparable with those elsewhere. These include 2 restaurants and bars, a Moroccan lounge, indoor/outdoor swimming pool, mini-market, solarium, gymnasium, spa, games room and internet connection in the clubhouse. There is also a sports field, amphitheatre, bar and mini-golf / putting green.

This makes a huge difference to us as a place to holiday regularly and to the perceived value of VVT8 to holiday-makers and I am much happier now. I think this is great news and should make us all feel much more positive about the choice we made.

FWS: Well done for getting these upgraded facilities. I'm pleased to see that PL have taken your suggestions on board so quickly. The spa and gymnasium I am very pleased about and though I mentioned this would be good on my site visit, there were no plans for one. What about the sports field? What sports is this for and where is it to be located? Do you have any draft plans for the site now?

Absolutely nothing to do with me. Property Logic must have upgraded these facilities a while ago to their credit, as there is a detailed brochure which they are emailing out shortly. It's a pity though they didn't do this before releasing details of VVT6 - it would have avoided the controversy.

When were they thinking of telling us then? I just can't understand their attitude towards us. I don't get any updates from my agent, which is disappointing, but not surprising as they have probably already got their commission. It seems that once you part with your money, that's it, they don't want to know. You get all the smooth talking on the site visit, and then once you sign, nothing.

PL do have my email address, yet I never hear from them. It's only from Popcorn that I seem to get any news and the statements that PL released about the rental debacle were vague and condescending.

Upgrading the facilities on a plot in which I have purchased is something that I would have been expected to be kept informed about, and preferably consulted about, out of courtesy if nothing else.

Show us some loyalty PL and keep us informed and maybe get a PR person onboard.

I doubt very much that PL instigated the upgrading of the facilities - it's more likely that it was pressure put on them by the Moroccan government and the reason why the planning permission has been held up.

I can't understand why it is taking so long to officially release what facilities will be on which site - I don't need a glossy brochure (that can follow later), but the basic facts should have been provided to us by now.

I see that the prices for the remaining villas on VVT8 have been increased today by £13-15,000.

It seems strange that the villas can't sell so they increase the prices - this is an attempt at applying the concept of giffen goods. Might even work. Can you buy a villa in Spain cheaper yet?

Rumour has it that LJDF got their pricing seriously wrong on Sahara Beach (their last release) with the result that few people have bought and they wanted to improve their cashflow. VVT6 is therefore at bargain prices. All but 12 of the 3 bed villas have been reserved 2 weeks after release and they'll be probably all gone by end of June.
